Gallatin Heights is a new development in Gallatin County with sewer and water,

what would the value of this development be compared to other options. They have homesites around $70,000 and are a 319 acre master planned development with full services and lifestyle amenities. www.gallatinheights.com how does this compare to other developments in the county that have water and sewer?

David to answer you question, Gallatin Heights compares very favorably to other subdivision in the area. Gallatin Heights offers amazing accessibility, great value, and large lots. It is located west of Jackrabbit Ln. between Valley Center and Hulbert and is a short drive to Bozeman, Belgrade, Four Corners or any of the areas recreational draws. Phase I of Gallatin Heights is now available and has three different lot types, 10,000-12,000SF lots, 1/2 Acre lots, and 1+ Acre lots, with some quite a few 2+ Acre lots in future phases. Gallatin also offers a fully landscaped parks, trail systems, and open space, and public water and sewer. Prices in Gallatin Heights start at $73,200 for the 10K-12K SF lots, $115,000 for the 1/2 Acres, and $139,000 for the 1+ Acres. Compared to the subdivisions around it Gallatin Heights has a superior location, great amenities, and is priced very well for the size of the lots. You can stop by and visit the Gallatin Height Sales Center located on the corner of Valley Center and Jackrabbit on Thursday and Friday between 12 and 2 as well as 4-6pm, or on Saturday and Sunday from 11am-4pm. You can also check it out on the web at http://www.gallatinheights.com

Lots in the Alder Creek community are listed around $100K, Baxter Meadows lots listed at $90K, Spain Bridge Meadows is a "fly fishing community" development running along the East Gallatin River with lots starting around $150K. Keep in mind, housing in Bozeman has dropped about 5% in the last month and is likely to continue dropping until the market reaches some semblance of an equilibrium.
