Does anyone know of a way to obtain foreclosures in your area? Is this a list you have to buy onto?

In Colorado, the Public Trustee handles the foreclosures. The Public Trustee for El Paso county has a very good FREE website. It has the Notice of Election and Demand and Pending foreclosure sales. It is user friendly. I have never tried the title company since I can get the info directly from the original source in pretty much real time.

Call the title company and ask for a list of NODs and to be put on their list to receive them when they come out. As a real estate agent you should be able to get them sent directly to you as I do. The date for sale and all pertinent info about loan amount, trustee, contact data, etc will be on that list.
