I wrote my own a few years back. If you want a copy, send me an email and I can send it to you. It is pretty simple and projects out 10 years. It calculates most everything.

The answer to any good real estate investment anlyzer software is NO! A good calculator and an ROI formula is quick and simple. Then you get into adjustment for condition which just doesn't fir into a formula

I always use Microsoft Excel. You can run any sort of "what if" scenarios in Excel. There are probably programs just written for the real estate industry, but I still find Excel to be extremely powerful for whatever type of financial model you are trying to create.
