Do you use a transaction co-ordinator?

Some agents use a TC all the time, some just on complex deals, some just for simple deals, some not at all. What do you do and why?

I bribe my wife to do all of our paperwork and closing coordinating. She is way smarter than me and more detail oriented. It just works better that way. Great question! Time for me to go vacuum and do laundry. :)

Jennifer - I agree, there is certainly a point when some of the paper shuffling should be delegated.

Barbara - We run Forms Advisor at the start of every transaction, but usually add a few extra pieces of paper as added liability protection. But we still require agents to review their files before they go to broker review - delegation to a TC doesn't include transfer of liability.

I believe a competent TC can be an asset to the best of agents. Like most agents, I am accutely aware of where the liability rests...that's all I'm saying

Yes, I have come to use a TC with each transaction due to the fact that the need for certain forms and disclosures in California is ever changing. In fact, CAR has just introduced a number of new forms that will be required by my brokerage commencing next month. A good TC can insure that a file is fully compliant with all local and state laws.

A TC can free you up for more revenue producing activities. This a way of growing your business.
