Do you use a laptop for all listing presentations?

If so, what do you consider the "added value" is of your electronic presentation? Are there any factors that make you decide to use or not to use an electronic presentation? Sellers/Buyers: What will/does impress you most when meeting an agent/broker for the first time? Thanks in advance! CJ

Funny you should ask...I've done both. I started out doing my listing presentations via power point. I never had a no. But then when my parents had their home listed in Tucson, the top producing agent used a listing binder that he left behind that referenced the whole listing appointment material and general real estate sections too. I thought that was fabulous and my parents LOVED it. They refered back to it several times.

I've basically since then taken most items off my power point and do a full paper binder presentation now. The sellers seem to really be impressed by it. Like I did with my power point, I can tailor it to my clients to make it personal. It consists of approx 40 colored pages in a neat little 1/2'' binder with their home on the front. I don't feel as though this is the first thing the sellers toss after I've sold thier home which is good. I like having a presence in the home after I have left.

As far as keeping it high tech...so much of my marketing centers around the internet so as long as I make this very known to the sellers, they seem to truly believe that I'm a techie. I have yet to have a seller say "Where's your laptop?"

Do what feels the best for you.

Sometimes I use my laptop for listing presentations,
I find it usefull, I stay focus. However sometimes I don't.
It all depends, go with what you feel comfortable

I love my lap top with an air card. I have immediate access to any info. for listings or for my buyers. I could never imagine being without ONLY wished I purchased one years ago.

Beyond the electronic presentation whicjh is nothing more than a format the most important thing you impart during your presentation is a feeling of empathy and knowledge that will allow you to gain trust.
Trust is always earned. Utilize whatever tools are needed however you should establish a baseline electronic template from which all your presentations begin, r egardless of property type, price or other criteria. Come to the mtg. early and prepared anticipate clients needs and listen more than you speak leave behind copies of your presentation ie. powerpoint projects.

Sometimes the opportunity doesn't present itself for a laptop presentation and then you have to improvise. i.e. client not in the local area, then, you can submit it via email, some clients like to sit and view it on their own time.

CJ, call me old fashion, but I don't use my lap top for a listing presentation. It surely is not for all clients. So far I have never lost a listing because I wasn't high tech enough. I have an awesome binder put together that has a page for any objection any seller could ever come up with. It works well for me. Knowing your presentation inside and out is what counts no matter if you are using a binder of information or your laptop.

I believe that the laptop is a highly useful tool when making a presentation to a client. The laptop is without question a great visual aid, I would also try to utilize its use whenever possible, I find that while not all clients may prefer this, the advances in technology have caught on in so many areas, that many clients are begining to prefer the "high tech" approach when listing a home, or even presenting to the prospective buyer. It is highly recommended where I work.

I usually have my laptop with me and will pull it out if I feel that it would be helpful to demonstrate something, but for the most part, I don't rely on it heavily for the listing presentation. I have a broadband access card which I have found helpful for those situations when I want to show something that requires Internet access. If someone is really interested in seeing how the Internet marketing works, it's helpful to be able to demonstrate it. Most people seem to be happy with seeing in just on paper.

It depends on the client and their sophistication. Some prefer my power point but others want to touch and feel paper.

I do ask the client what their preference is. If I am touting how computer and internet savy I may be then I need to have it available.

FIRST ANSWER
Only for really important listings. Sometimes it is overwhelming to do a power-point presentation. I save that for the customers and clients that are really technical electronics people.For my regular presentations,I put together a really informative listing package that I leave behind. I also do a pre-listing consutation with all my perspective customers. This enables me to zero in on their specific needs.I am able to tailor each presentation for the stongest presentation possible customized for that particular customer.
