I do gift basket, flowers, cookie, and welcome booklet with some good reaturant gift cards and guide for my clients.
Sometimes I buy their kids a toy as well just really depends on the relationship we have with them.

Gift cards to Lowes or Home Depot are good, bottle of wine, if they are buying a house with a pool, maybe some beach towels would work.

I've been giving a specific bird feeder I found that I like - squirrel proof - and a big bag of hull free bird seed. People seem to like it. It's about a $40 package, which I think is appropriate.
A few times when that didn't seem right, I've sent flowers or a restaurant gift certificate.
I have to say, there have been a couple of transactions when I think we were both happy to see the end of each other, and I've been less inclined to go out of my way, but I still acknowledge the new homeowner with a housewarming gift that I could mail. One was a Home Depot gift card; the other was a restaurant gift card.

I usually give a house plant as it adds something "green" to the home and is lasting. Hopefully, they will remember me as they take care of it and enjoy it.

I also make a donation to my client's favorite charity in their name in the amount of $200.00.
