Mildred,

YES!

This is the month - starting today!

Although we have to work a bit harder in this challenging market - old fashioned hard work still pays dividends.

Taking the time to do the things you must do to generate clients and sales will work in this market and really set the bar for an extraordinarily successful year when the market starts to recover.

I wake up every day thinking that today is an opportunity to succeed....

I am from the Bronx - near Montefiore Hospital - and moved down to the DC area 28 years ago. Hope you have a great year!

Good Luck!

Hi Mildred,

It definitely could be the month, but when we tell buyers and sellers the same thing month after month we begin to lose credibility. I know we all have to keep a positive attitude, but if we have no credibility our attitude doens't really matter. Thinking positive is one thing, but don't try to sell positive thinking. Make sense?

As a veteran of almost thirty years in the industry, I like Gerald's answer.......First of all, as a RE agent you MUST see the glass as half full, otherwise, your customer/clients won't buy into what your saying. One might ask "how do you do that?" Well, you must train yourself to stay positive and always find a silver lining in any dark cloud.....Remember, your attitude is the most defining thing about you! and practise makes perfect, so in the words of the GREAT Mr. Dunn, Yes, this is the month you will see positive change in the market.....
PS I got my license in the NY in 1982, became a broker in 1984 and am currently licensed in the States of GA and VA where I also teach the Con Ed for hours and the hours to become a broker....FYI.....

Mildred,
Manhattan and the brownstone neighborhoods of Brookly have had a tremendous increase in volume of transaction in all 3 quarters of 2010. As they say, "real estate is local." If you aren't seeing it yet, I'm sure you will very soon.

This year nor next year will not be the year we see an improvement in the real estate market.

Simple reasons: artificially low interests, high unemployment, foreclosures and those being frozen (wrong move to stabilze housing market). over development of shopping centers, high vacancy in office buildings, lack of mortgage vehicles to refinance those properties when they come due and lack of income for people to continiue to spend in them (other ways to purchase today ie: the web)

Real estate (housing) is still actually over valued by almost 50%

Oh yah forgot, all those student loans, billions in credit card debt, high cost of medical.

That said I will continue to build, I will continue to buy investment property (homes unless rented are not investments) and I will continue to sell property as a realtor in my market place. All with the understanding of calculated risk.

It is going to be a long slow process...even with price points all all time lows and interest rates a historic lows...buyers confidence is still lacking...I believe positive changes will be in small pieces...depending where your market place is...target area that you see movement in with your marketing.
Blessings, Gail
