Commercial lease do ask for a renewal coomission?

On a commercial leae that the tenant only wants a one year lease to start do ask for commission if he renews for a longer term in the future?

Sure, but it should be at a discount. Typically commercial leases are 3-5yrs minimum. With the economy, some landlords accept 1yr, but that's asking for trouble. Typically tenants that only want 1yr can't see past the next few months and can lead to a headache. If it's a marketable property, go for 3yrs lease.

Yes, build it into the lease that you will be paid a fee for the renewals - typically 50% of your commission of you received for the first term. Then you need to keep track of it at renewal time. Good Luck ~
