Brokers Open House

I'm am looking for some ideas for a Brokers Open House, We have 3 homes on the same street and are planning a Brokers Open for all 3 together at the same time. Does anyone have any unique ideas?

Having to spend money on food or anything else to attract agents to view inventory - which they NEED to make a living - is just plain sad. Maybe this is my opinion because I work in an area where inventory is way down and buyer's agents have a hard time finding something to sell, but if the property is worth listing I'd think that agents would be happy to view it just to further their own businesses. If not, then maybe the property isn't worth listing for the sake of YOUR business.
That said, something unique might be having a full set of reports and disclosures available for the agents to view or offering a shuttle van to take them from property to property if there is significant walking distance between them.
Sorry, I just can't get my arms around making a business meeting into an entertainment expense as others have suggested. I know it's a standard practice, but I've never seen why it's necessary to throw a party to attract serious agents. The truly serious will attend for their own self-interest.

John, I totally agree with you. In my area agents love to attend brokers open just to get the days lunch covered and if there is a drawing all of them are their for the apportunity to win gas money and then quess what homes will still sit because they will first show the listings they want the buyers to see. It is the norm to have brokers open but I as well do not see feeding the agents just to make them go and see my listing. I rather spend the money in marketing to get the buyers interested in wanting to see my listing.

The key is getting the interest of agents and bringing them to the event and it seems that emails and posting on the local MLS doesn't get the job done. Drawings and/or meaningful give aways tent to creat the greatest amount of interest.

We've attended a "broker's open" where the host offered a $50 drawings every half hour with a grand drawing at the end of $300. They had a great attendance......

If you're in a market where you're selling houses in 30 days max then maybe they're not worth it. But Realtor open houses are great for networking with agents, connecting with lenders and title companies and increasing your knowledge of the market area. While its hard to find the time to go, it's worth it to support agents in the area so when you need them, they'll come.

Elaborate Brokers Open house for what? Are they million dollar properties. Would think a few cases of WATER and other refreshments are quite enough. Agree with John even though we do have inverntory here.Know of Agents in my own office who are "food scavengers" and the thought makes me nautious!

Allan, I also agree with you, If I was selling million dollar listings then brokers open here I come but you are correct "food scavengers". I have yet to see a brokers open with nothing offered in order to get the agents to come.

Seems like around here you need the "right" food. Some agents try to save money by making sandwiches or something cheap like that. There is one BBQ place around here that is THE food to have to get agents to the house. Don't forget though, personal phone call invites to agents is always the most effective.

Do a progressive lunch for the agents with free head shots. So one house would have sandwiches drinks etc, next one has desserts and last one has the photographer.
