Best virtual tour company?

Asked by HappyHome, 94704 Sun Apr 5, 2009

I'm asking on behalf of an indi realtor who is in Los Angeles. What's the best approach for having a virtual tour of a multimillion dollar property made? It's hard to tell from searching. She can probably ask other realtors in the area but thought I'd see here if anyone has recommendations. Thanks!

Hello,

There are many websites for virtual tours. I personally use Obio. They are a real estate service that provides high quality real estate pictures, individual property web-sties and virtual tours. Obio.com check them out.

We had Virtual Tour, and I loved it, but then Real Biz 360 came along and for 1/2 of the monthly cost we get great virtual tours...The program enhances the lower pixel photos so nice...makes you look like a professional tour taker. Real Biz is user friendly, once you get the hang of it...I love it and my clients love it.

I use Visual Tour. I tried real biz for a while but didn't find it 'user friendly'. There are a few agents in our office that love real biz and don't like the way VT works. If you can, ask an agent in your office if you can use their program to make a tour (like your own home). That way, you can run through the whole system and decide if you like it. I think a lot is personal preference so you want to actually use the program if you can and see what you like best. Ask an agent to tag along and watch how they take photos, etc.

Real biz is web based so it is convenient but I found it slow going when trying to show it to clients at their homes... VT is soft ware so you don't have the flexibility of being able to access from anywhere when developing a tour. Most tour companies will allow you to have a few different authorized users per account and you can definately negotiate during your decision making. I put on tour on hold for a minimal amount while trying out the other so I didn't have to cancel and restart again.

VisualTour makes some very attractive on-line marketing pieces that can be up an running in minutes. Here's a sample of one of our agents: http://www.visualtour.com/applets/flashviewer2/viewer.asp?t=…

I'd highly recommend it.

Hello Happy Home,

If this is a high end property than I recommend Everett Fenton Gidley (310) 990-0106. He does great photos and property websites and many of the top agents in LA use him. if they are looking for a virtual tour company than I recommend NYM Tour's HD photos and virtual tours but I think Everett Fenton is best.

I also love tourfactory.com, it's easy to use, and delivers great visual results. They also will mail a report to you and your client to let them know how many views your listing has received, etc.

It's an easy to use tool and also reasonably priced.

If your interested in having a floor plan created on-site I recommend contacting Home Depot Measurement Services at http://www.homedepotmeasures.com Click on the real estate tab, there you can view samples, see the price chart, create a free account and order/schedule a floor plan. They are very reasonable, you can have a floor plan created for $99 for up to 3000 square feet measured. The best part is you receive your floor plan via email the next business day. It's a great marketing tool.

HappyHome there are quite a few Virtual Tour companies that can put a multimillion dollar home it the best light, I am a bit concerned if she needs advice about this? Is she a new agent? Does she understand that the internet is where the marketing must be? How savvy is she? These questions just concern me that a seller is willing to put his multimillion dollar home in the hands of someone who does not know about what I consider the most elementary part of internet marketing? Maybe she needs to partner up with a seasoned internet savvy Realtor...just thinking out loud.
