Davy, it has been almost 5 years since you posted this question. Are you still in real estate? How would you answer this question for new agents now?

I've had a lot of success using infofree.com to get real estate leads. The nice thing is that after you select a city or zip codes, you can define your lists even more with criteria like household income, home value, length of residence, or age. I send post cards and emails to my lists. The ROI has been phenomenal.

In the early years of my real estate career I found the best place to get "real" leads was at Open Houses. Another way is by building a strong internet presence--you want to be where they buyers are and that is definitely on sites like Trulia and Zillow.

Hi Davy..that is a great question, and one that is on the minds of MANY Real Estate professionals. I would like to say that , as hard as it may be, resist the tempation to purchase leads from websites. Utilize referral netwroks when you can, such as ActiveRain. Also, look for a niche..offer something that your competitors are not offering. That is the approach that I took in Orlando, and haven't looked back. There are lots of free opportunities, as well as some low priced offerings that will certainly help. If you'd like o spend some time chatting on the phone about what I do, feel free to give me a call. When I was new in the business, I had to figure out my own way...maybe I can spare you some costly mistakes. Thanks..and best wishes.

Start with the people you already know and ask for referrals. Do open houses for other agents. Attend networking events and jsut talk to everyone you meet. You do not always have to tell everryone you sell Real estate that will come.

Work hard, get your website up and running, farm, and do everything you can to get started. It's not order taking that is for sure.

Every Trulia "lead" that I've gotten was FAKE. Stay away from Trulia.

The key to any successful real estate agents lead generation, is consistency, persistence and time blocking. You have to acknowledge first and foremost, that you are in the LEAD GENERATION BUSINESS...not the real estate business. You need to be building and managing your real estate contact database and be committed to at least 3 hour a day of purposeful lead generation. Hello Davy,

I would pass out 40 business cards a day and let everyone you currently know you are involved in real estate. that is potentially 280 contacts a week over 7 days, 200 an average 5 days. 800 a month.

Simply through people you know. Every one you see, talk to or meet, say hello and give them a card. Let everyone know you are to help with their Real Estate needs.you may find paying for leads only leads to an empty wallett and not many if any real buyers or sellers.

Agree Dawn. Start with the people you know. Then ask for referrals. Give out cards. Hand written cards with your business card inside. Post a few messages in Facebook (make a fan page too) not too many post , about things that excite you about real estate. News, properties you have seen or needs in the market. Let those around you know you are engaged in you new career!

By working your sphere. I posted some great tips on a recent LinkedIn discussion. Build your business on referral, you'll have more success, your closing ratios will be higher, your commission won't be negotiated. I strongly suggest Buffini coaching if you can swing it. The systems I learned there are what is paying me daily.

Depending on what you can afford but targeted mailers, open houses, sponsoring a community event. Teaming up with someone will cost you.
For your mailers target a specific neighborhood for instance 100-200 retired people or renters. Mail something every 3-4 months, possibly something with a magnet that will end up on the fridge (magnetdog.com). You can also print market stats or recent sales or listings and mail them. It does not always have to be glossy.
Offer something extra at the OH like a drawing for a gift certificate, light lunch, coffee and doughnuts….
Organize a Halloween or Christmas party with the local school and put your cards with the favors….
Cold calling is area specific. It works for some not for others.
Use the down time to educate yourself about all aspects of the business.

The most important thing for you to learn, in this market or any other, is to get people to support and refer you. Call your friends. Be aware, they may be worried about suggesting you work with someone since you're new... so head that off. Pair up with another agent who can help you, and tell your friends that up front, then ask who they know that can help you. Short sales, REOs, they come and go. Hopefully your friends will ALWAYS be there.

Hi Davy,
The very best leads will come from family and friends. People who know you and trust you. Speak to all your family and also let the people you do business with know that you are in now in Real Estate. Make sure you have plenty of business cards to hand out. Let everyone know, that they will really be helping you out if they refer their friends to you.
