Dear Danielle,

I have noticed a slightly increased buying trend in Orange County, as of late. I believe that as prices stabilize, the general consensus will improve and people will have restored faith in the system and the government and feel better getting into loans and taking on mortgages again.

As a gift, I usually try to send my clients something that they can display in their homes. Kind of like a subtle reminder that I am always thinking of them, so that they can always think of me. I generally lean towards wall clocks or desk clocks, functional and chic.

I have seen an increase in first time buyers and in sellers that want to know if they can sell and buy a larger home. This is something we hadn't seen in a while so this is good news. Even though they have lost equity from the high price they want take what is left and buy a larger home. They can now afford the larger house because it is down just as much.

Business is absolutely picking up in OC and LA Counties. I also heard from RE friends in Florida and Boston last night and they are very busy and hiring more closers & escrow officers to handle the increasing volume.

As for closing gifts, a very good friend of mine who's been selling RE for 40+ years has NEVER given a closing gift, bought a home warranty, or provided any $ contribution to close a deal. Her thought is; When was the last time you went to the Doctor, Dentist, or for example - bought / sold a car and the doctor or car salesperson gave YOU a gift? Did your attorney give you a gift the last time you wrote him/her a check or did they just give you an invoice? Personally, my feeling is these give-backs cheapen our profession.

Now, having said that, in the last 6 years, I've given a closing gift only once, after a rough escrow with lots of delays. I sent a very nice "Fruit Arrangement" from Edible Arrangements on the day the new owners were actually moving-in to give them something cool and refreshing to eat while sweating through the move.
