Your are the jet fuel that propels your aircraft. The best, by far, lead generation source is yourself. What I have discovered in my 10 yrs in this business, is that the business as a whole is changing. If you are planning on changing with it, then you have and will conquer the hardest part of this business....GROWTH. Lets be real..there are not companies that can produce you Valuable Leads in this market. Most if not all lead generation sources have and will always be a position in the market to capture a breathing soul on one end of the internet searching not only your site, but tons of others.
If you truly want to increase your leads in this business, become a "Person of Interest". Position yourself in the market as the "Market Expert". This will gain you otns of exposure and quality leads. Maybe at the moment, reorganize your business model and add a lead generation component to it..but don't solely rely on this as a Boost.
The most reputable and successful lead generation company out there is YOU, and you only. I am not saying this to be a wiseguy, nor am I saying it to play games with you. It's just the truth. YOU are the brand, you are the best one to generate your-own-leads. Period.
You should be spending every moment that you can blogging about real estate in Madison, TN. Google 'topics for real estate blogs' and you will have a year or two's worth of subjects to write about. You need to be on Zillow, Trulia, and every single other RE site that exists. This will boost your 'juice' on Google and enable you to be found, quoted, and promoted. You'll begin to get more email/phone leads than you could every get from one of these bogus companies selling 'leads'.
GOOD LUCK and write me directly if you need further assistance.
As simple and direct as your question appears, it is actually an invalid question.
Let me explain.
There are a gazillion lead generation companies. Some, rely on the historic pattern that real estate agents are gullible and will BUY ANYTHING. In this regard, you are already flying close to the sun.
Other orgainzations DO generate leads...that is....email addresses with a heat beat on the other side. Statisticaly, 2012, 1% of the population made a real estate decision every seven years. These hearbeat leads are good IF YOU can keep them with yuu for 7 years! That a whole lot of drip mail, direct mail and phone calls.
Some organizations will provde leads for those who have expressed interest in real estate. These leads come from aggregate sites like Trulia. They are gathering information. They will either promote themselves to serious tools (use a professional website) or they remain as unqualified, unvetted, uncomitted, unmotivated, unidentifable, evaisive citizens who want to be engaged in real estate but have no means. Real estate agents histoicly will pay for these leads happily.
A third group of leads will have responded to the classic, "What your home Worth?" ad and this lead will be sold to a local real estate agent for about $50, oftten MUCH higher if the local has lots and lots and lots of homes in communities of opppulent monotony. Real estate agents historicaly will pay for these leads happily.
Finally, there is the leads that are generated by financal institutions. Some poor bloke walked into the lobby or visited the web site and sumbitted data into the "How much home can I afford" calculator. Real estate agents will enroll in these organizations referral program where they most likely will fund buyer benefits for which the lender will take credit. Real Estaet agents historically will 'pay' for these leads, happily.
What makes your question invalid is the value of the lead is completely dependant on the ability of the agent to convert the hearbeat into an appointment. The toolset required of each group is different and extensive. A agent lacking conversion skills can kill any AAA lead.
A valid question would be, "Are there any reputable lead generation companies out there who capture the 90 day market? This identifes the strength of your tool set and the audience of the lead generator. And wouldn't we all like for someone to respond positively to that question.
ALL of the lead generation companes work. They, however, do not work for everyone for the reasons I've mentioned. What every real estate professional will agree works is the REFERRAL.
Best of success,
