Are others having issues moving things quickly in the $600k price range IN THE CITY?

I have a listing in 21224 (CITY) on the water. I think we are priced right but if anyone is interested in helping me by reviewing the listing, I'd really appreciate it. The neighboring properties are listed MUCH higher, $125,000 or more, and neither neighbor is offering a boat slip. We are offering 4% commission and a bonus. I believe the problem may be that we are in the $600,000 price range. Any thoughts? Ideas? I'd greatly appreciate your comments.

One thing you may want to try is getting a few more pictures and show how large the town home is. I also work for a company called Mouse on house. I have several agents in the baltimore area using us and they tell me they have gotten more showings after they had the tour done. We draw a floor plan of the home and link the pictures to the floor plan to make an interactive floor plan tour. When you have time please check it out. Hi Kate, $600,000 plus price range homes have hit the skids for most parts of the country. The lending issues and down payment requirements have put more pressure on loans that are considered Jumbos. Yet people in these price ranges have the money. It is exposure to the right people. I don't live in your area but have had properties life this. They drive you crazy. The best marketing option I have found is specific advertising targeted to the income groups that can afford to make the purchase. Good Luck, hope this helps.
