I am a Realtor from a different area than San Francisco. I have a listing and the property is in San Francisco. I read that the RECO- Residential Energy Conservation Ordinance and Residential Water Conservation Ordinance are required inspections before I can sell the house. Is that correct and if so, how do I setup these inspections?
I have sold houses in different counties before, but I know San Francisco has some unique reports and disclosures that I must give the buyer. Is there some place where I can find these? I heard something about a 3R report as well.

Sally's told you how to do the energy inspection. My question to you is how can you fulfill your fiduciary duty to your client selling property in an area where you have no experience?

Go to my website and look under Resources. You will find Energy inspectors like Brian Cassidy and Save Energy. Go to the sfgov.org for DBI and call them regarding the 3R. On my website you can also find general contractors who do inspections and pest/termite inspectors as well. Call SFAR regarding forms -- most local areas have reciprocal agreements.
In the future, you might consider referring to an Agent who does work in San Francisco...... who will be there for Tuesday tours and Sunday open houses. I pay 30% referral fees and others do too.
