Personally, as a listing agent, I really would only be interested in a written offer; any other offer is not a real offer. If I have an offer in hand, unless another offer is coming in next day, I will not bypass the offer that's in hand and wait for two weeks for another offer that may or may not come in - who knows, you might find another house that you will absolutely more in love with...
The listing agent will also not to lower the price upon hearing somebody who might make an offer in two weeks. Things are so uncertain now, two weeks is a long time to wait.
So, concentrate your effort on getting that condo refinanced, continue to look for another absolutely lovely home, and keep your finger crossed on this one. If the house is still available in two weeks, jump in there and get going.

Esperance is good area to buy a property. It has gone hand in hand with what the Edmonds market has done, which has gone up and up. Yea the recent sub-prime loan crisis and the over building put a stop to the dramatic increases in home values and even dropped home prices around the nation but Edmonds has stayed level. Edmonds (including Esperance) even went up .4% in the last quarter of 2007.
If you are a buyer, now is a great time! There are some great loans available with low interest rates. Also there is a large inventory to choose from. If you are a seller, just be patient and do some of the necessary things to sell your home. Some examples would be staging, fresh paint, new carpets, new roof, etc.
