Rich Kim handled a short sale process that included a divorce, a bankruptcy, two terrible lienholders, vandalism on the property and a buyer who bailed at the last second, requiring a new buyer to be brought in after a year of negotiation with the swine at Ocwin mortgage.
Rich is a good guy, he's ethical, he knows the law and the system and he looked out for my interests and was transparent during a sale process that couldn't possibly have made much money for him.

An important factor to consider. Properties are purchased through an agreement between the Buyer and Seller. If the buyer wants the home, they will initiate an offer. Ask your Agent to follow up with those that have viewed your property, and hopefully they will provide some feedback. This may give you A window into their thought process. Good Luck!... more
If you have a home inspection to do in the next few days, then you could include in the inspection that you can drop the contingency, and you would like... the to knock off about 1.5% of the Purchase Price.... more
