You don't want a cheap house in a cheap location. If you budget below $100, start with the best areas first, then work your way down. Well 2 of them were actually in 95838 but were misplaced by their listing agent into the 95834 zip code.
The two houses in 95834 are short sale contingent (pending sales seeking back ups) with stated list prices at $99,000 and $97,000.
There are also 16 condos in 95834 that are priced below $100K and a mobile home.
If your budget is under $100K you have more choice in the condos, or for houses in neighboring zip codes of 95838 and 95833.
In 95834, in the past six months there have been 11 houses that sold under $100,000 and there are currently 4 houses that are shown pending sale. (plus the two short sale contingent)
It is not impossible to get under that magic number then, just difficult, You will need an agent that is on top of the new cheap listings, looking on your behalf, as they are entered into the MLS computer.
