Sounds like any other type of advertising an agent might do to market their listings, just a variation on the newspaper ad but online. There are sites now where an agent can pay for a listing "ad" most cater to specialty properties, like horse property, bed and breakfast......
I think what would be an issue is if you post listings without the listing broker permission or without paying for the IDX feed.
The key is how are you going to be different than the multitude of free and broker managed sites?... more
Tile repairs can be minor, or they can be suggestive of a faulty tile installation. For example, if the area under the removed tile looks black, that can suggest lenoleum was removed and the adheasive was not, and then the tile was laid on the adheasive. If that was done, the whole floor is at risk. But if it's only one tile that was not securely fastened and needs to be repaired, it's a minor repair. So just keep this in mind. OIf your inspector doesn't know what he's looking for, he may miss a big problem entirely, and you may then need to pay for id down the road.
If a buyer wants to concentrate their search on short sales, that is the buyers choice. Not my first choice.
For the buyer that prefers short sales over traditional or REO sales, they can seek out Ken, who thinks short sales are the best type of listing to look at. Or they can look up Ute's profile. She knows they can be trouble, discloses that knowledge, and knows that some are worth the trouble and many aren't.
Me, I like buyers that are willing to give traditional listings and inherited property listings a look. Sometimes, the low hanging fruit IS the tastiest.... more
From the map, there looks to be a wall around the south and west sides of the property. It probably doesn't cut out the noise completely.
To a seller, the fact that you have cash doesn't matter as much as other key terms of your offer. It's all cash at the end of the day. Do something alluring with your terms. Banks want certain things and still some will allow items that you shouldn't discount.
