It could be an absentee owner, your Realtor can check the tax records and author up a letter of interest for you. If they were considering selling, having a buyer lined up may be the "push" they needed.
Your agent can also put you on a listing watch for that specific address. If that address does get listed, it will send you an email the instant it hits the MLS.
