Your tax situation is complicated and since there are other income and asset considerations, regardless of that the law states I'm not sure that the information that is available to us would be of any use. For instance did you buy this home using a 1031 exchange?
What I can tell you is that whatever the consequences, there is no profit and the tax consequences in almost every case I've seen is worst in a foreclosure relative to a short sale. With your budget of $200K you do not have much of a choice but go after town-home or condo. Your biggest concern should be the Home Owners Association's restrictions regarding ability to rent. You do not want to end up with the property on your hand you can not rent and if HOA will be able to proof you renting it against their rule the penalty fees are pretty high (like $50/day)

To calculate the CAP rate for anything, you do the following:
1. Get the most recent sale price or, in the case of new construction, order an appraisal and get a fair market value.
2. Determine the net operating income for the property (current or projected gross rental income minus current or projected expenses paid by the owner (taxes, insurance, any financing costs, operating costs, etc.).
3. Divide the net operating income by the sale price (or appraised value, if new) to get the CAP rate.
NOI / Price = CAP Rate

Holbrook Heights is a community of 931 homes built in North Concord built in the 1950's. There is a great community association complete with a pool and park for all local residents to use. This is a tight-knit community with many activities and gatherings throughout the year. Homes in the area range in size and design but are currently selling in the $300K range.

Overall, this is the sort of thing that cities do not want to approve in neighborhoods zoned for single family residences. Additionally, MANUFACTURED homes come with a number of restrictions and many cities do not want to see these in normal neighborhoods under any circumstances. If you are referring to a MODULAR home, that would be a different scenario and, if applicable, would stand a better chance of being allowed.

Are you sure the landlord is actually shutting it off? Maybe it is broken or he/she has it on the PG&E energy savings program. I suggest speaking to the landlord before the chilly winter nights set in. I can sympathize with you because I cannot handle being cold so I can't imagine what your mother must have gone through last winter. If her landlord does not make steps to correct the situation, then yes, I would imagine that could constitute as elder abuse as one of the other realtors pointed out. Good luck.... more
