From such a limited question you have received some good advice. I was being trite but it works. You have to start somewhere. My very first month as an Agent (Broker and Realtor) back in 1995, I was top listing agent in the entire state of North and South Carolina combined. I did that by simply starting with that question. Every morning at 9:00 a.m. I would get on the phone and make cold calls asking that question. You get lots of practice!!! But when the first person says yes, suddenly you start stuttering and don't know what you are going to say next.
I've done a lot of sales training in my days for a variety of industries. The purpose of a script is to be prepared and provide confidence. Set up your script as a flow chart at first. Anticipate all the possible answers (objections). If you ask this and they answer that, you say this. Roll play and learn to be natural. Don't follow it word for word but say the concept.
