I just sold one of my listing in Irvine in over half million range in less than a WEEK. I sold it $30,000 over asking price. Inventory is short now. Its hard to say, unless we know what is the condition of your home? How high you initialy listed for? Nevertheless, I would suggest to reduce the price one more time in a larger amount according to your most recent comps.. When you reduce the price little by little it does not have a good effect for buyers. The buyers may think several things such as; its over priced, something might be wrong with your property, something is wrong with neighborhood or some issues of some sort.
I hear what buyer saying about homes that reducing their price every week for little amount.
So again, I suggest one more large reduction and that is that until it sells.

I too live in Irvine and I am sorry to hear about your situation. Everyone have been right on with there answers to your question. The market is a roller coaster, however Irvine is a good market, it depends what you have the house priced at. Make sure you or your agent do a good market analysis or better yet, pay for an appraiser to really get a good accurate amount of what your house is really worth. There are allot of builders with new homes that are giving homes away with allot of incentives. You may need to do a little bit of upgrades if you need to. follow up and see why some of these people didn't like the house. Do a survey, yes it is time consuming but that is why you are paying your agent to do. Once you see what all needs to be done to your home, you may be on right track.
