Hello Steve, you may qualify for zero down USDA Rural for outside of the city purchases or you may qualify FHA with a minimum 580 fico score and 3.5% down or as low as .5% half percent down payment program. You will need to have employment/income to qualify and from one month paystubs too.

Some real estate sites do not have the most accurate information on for sale properties. If you are interested in a property it is best to contact a licensed real estate agent to get the true details. HOA fees can get expensive in the resort style living communities. Land lease does not mean that an HOA will still not exist. There are several communities that have both. There is a range of prices, but I just listed one in South Palm Springs for $105,000 with 2 bedrooms and 2 baths 1 covered and 1 uncovered parking. Listed 3 days and lots of interest already because it is the lowest in the complex. The range is from about $100,000 - 450,000 and everything in between for 2 bedrooms and up.
