That seems to be a large gap in pricing. It could be due to the area you are in, type of home, custom, etc.
You really need to know the "Current" sold comps and the active listings in your specific neighborhood.
Prices can change weekly in Las Vegas due to so many bank owned foreclosures and short sales.
We use the most current information from the MLS as the starting point and it will depend on your area.
Solds tell you were things were...at that date....and then you have to factor in your active current competition as to the trend in prices.... more
