Short sale specialist are key. They know the intricacies of the different lenders and how to approach. If the Realtor you are working with does not have this designation I'd ask them to get help from their broker or associate that has short sale experience. Many large real estate companies now have their own short sale resource group, which is great.
Patience is a virtue in short sales. If you need to get into a home fairly soon, a short sale may not be the direction for you. I had a short sale that took 7 months. Luckily the home was an investment property and the Buyer had all the time in the world.
If you cannot do inspections, if I were your Realtor I would STRONGLY advise to the potential problems. I do believe though you can still do a well pump and water quality test along with a septic inspection even with the piping issues. With the other systems - where there is a will there is a way on inspections - and I'd find a way.
I have lived here most of my life, and have seen blowing dust on the highway on occasion, but what we get are called "dust devils". They are very small isolated dust activity that look like a whirlwind dancing across the desert. Usually about the size of a person, to give you scale.
