Sounds like you are getting an FHA mortgage! I am not aware of any website for consumer use; generally that needs to be done by a Realtor or mortgage company.

The fee for professional services(commission) is negotiable and can vary from one transation to another. It can also be impacted by the level of services you receive.
There is a wide range of services available ranging from "full service" companies to companies that will list the property on the local MLS and leave the rest to you....promoting, advertising, scheduling showings, open houses, etc. This arrangement can be made for a "flat fee" of several hundred dollars.
One can commonly expect the range of expense associated with a full service sale to be from 5% to 8%.

I am not sure I understand your question. But the person who can better answer your question will be the lender that set up the loan for you or customer service at the bank who currently holds your lien.
I believe you are making payments in excess of what your monthly dues are, and are asking where does this gets applied. Check with your lien holder as they can apply it in several ways, depending on how you instruct them.
