In response to "aoverbee" below, who stated that they found no reason to purchase title insurance as it only covered items of record; this is incorrect. What would be the point of insurance? There are multiple types of title insurance, and the extended coverage policies may only cost $50 to $100 more than the basic coverage. Never sell a property without paying for title insurance if it is available, and never purchase a property for which the seller does not purchase title insurance if it is available. The cost of the insurance is less than the cost of simply walking into your attorney's door, let alone dealing with a lawsuit. If you have title insurance questions, either a title company or your real estate broker will have good information garding title insurance. How long ago was your Chapter 13 Bankruptcy?
Are there any new blemishes on your credit since your Bankruptcy?
These are the main questions that are going to determine if you would be able to get approved for a home loan?

Are you planning on occupying this rental property? If you want to get a primary residence loan and not an investment property loan, you will actually have to occupy the property yourself. Other than that, not every lender will consider your potential income. But the fact that you have a lot in assets may help you get a certain loan. There are loan options that I offer than can be supported by assets. Either way, the most efficient thing for you to do is to speak with a lender directly.
