I moved to Round Rock in 2003 and I have loved everything about it. Yes, even the fact that the police stop you for no reason at all. I just feel safe and that is important to me. The fact that Round Rock cares about maintaining their streets, neighborhood, and the whole community as a whole just makes it that much better. It is not inexpensive to live here, but you live in a nice town. Take a look at my home that I am selling and visit with Mike Easter for JB Goodwin to see if you can schedule a visit. You will be close to Dell Diamond, Outlets, less than 3 miles to the hospital and wonderful schools from my home. Jill, very good question! The Preserve at Stone Oak is a DR Horton Community with homes ranging from 1300-2300 sqft, with great schools and in a great location. There are several reasons for why you might be seeing more listings in this particular neighborhood then any other in the 78681 zip code.
1. Price Point - This neighborhood is one of the lowest price points for the 78681 zip code with homes that were built after 2000.
2. Low Availability - The Round Rock area has seen a dramitic decrease in availability over the last month or so. So when you are doing your search for homes in 78681 all of these factors are going to come into play.

Realtor fees are generally 3% of the sale price for the agent representing the buyer and 3% for the agent representing the seller. These fees are usually paid by the seller (home owner). These are always negotiable, but consider you often get what you pay for. Reduced fees means less will be spent towards marketing and likely less traffic from buyerâ€™s agents.
Itâ€™s also common to work out a package deal for a buyer/seller. For example, an agent might agree to list your house for a 2% commission if you used that same agent to purchase your new home in a re-location.
Remember, a good listing agent will be spending their own money creating a good marketing plan and putting it into motion. This includes signs, flyers, custom web pages, open houses, etc. Also take into account that most agents pay 25% to 50% of their commission to their broker, and then pay apx. 30% taxes on the remaining net income.
If the buyer has children and that home does not have its own pool then its probably a plus. If your potential buyer does not swim or have grandkids that do it may not be worth it. Sometimes its hard to park on the street if you live by the neighborhood pool. I know the streets around the Westover Hills pool is always solid with cars during the summer. It is ultimately going to depend on what the potential buyers want. Overall I think its a value add to be close to the pool.

I was informed by lenders that you cannot buy a home until 7-10 years after foreclosure. You can try seller financing, but you will need a hefty down payment. You can have the payments be directly deposited to the lender via third party to ensure that payments for the house is being paid. You will have to pay a fee for the third party, but it should give you a peace of mind. There are several companies that will do it. You will have to look into best company for you.
