In our current market, patience is the name of the game when looking for an investment property.
I have been a Cedar Park resident for 18 years. I work with several investors. In the past 3 years, I have sold 10 investment properties in Cedar Park and have one investor client closing this week on a property in Leander. Although the rental market is very good, in my opinion, there are some neighborhoods that have gotten a little too expensive over the past 12 months to cash flow for most investor's preference. With the occasional exception(distressed sale, etc), Avery Ranch is one neighborhood on that list.
There are still plenty of good options for rentals in Cedar Park, Leander and Round Rock. It just takes a little more research and patience to find the right property for a given investment profile.
