It is helpful to take an overall view of the area. Your agent should provide you with more than a Comparative Market Analysis (CMA). They should be showing you the area statistics that give you the number of buyers in each price catagory. It is also very helpful to know the absorption rate for the area to understand the months of inventory that are currently available. In short, your home needs to be in model condition priced under the market to be attractive in our slowing market.
