If you list your property for sale with an agent, that agent probably belongs to one or more Multiple Listing Services (MLS). Listing in the MLS is part of the listing agreement with that agent and is of no cost to you.
When choosing an agent you should ask what their marketing plan includes in addition to the MLS. You want your property to have the best visibility possible. A majority of buyers today do their home searches on line before they ever contact an agent to show them properties.

Listings in Walnut Estates typically sell for between $80 and $90 per square foot depending on the square footage and condition. The homes are older but some are remodeled and demand a higher price per square foot. A small home in good condition can be as high as $100 a square foot. A home that needs a lot of work, has foundation issues or is a foreclosure will typically sell in the $70s per square foot. Having said all that, a real estate agent will be able to prepare a list of recent comparables that have sold and advise you as to how the home you are considering compares to those. From there, you will be able to base your offer on fair market value for the neighborhood.

You need to work with an experienced Realtor from your area in Texas, to not only get you the questions you have answered, but also to assist you with a very detailed market evaluation of your home, after having taken inventory of your home, its age, upgrades etc.
The Realtor then will also be able to show you some competing homes, if and when you are ready
to put yours on the market, and will discuss potential price reductions and the negotiations with future buyers with you and guide you with experience, and professional market expertise through the entire process of selling your home....
