I'm sorry to hear about your situation. This is indeed unfortunate. I think the difficulty is proving they knew about the situation and tried to cover it up. If you want to go forward with the purchase then I would definately want them to address the issues. You might want them to do this with money versus repairs though. I'd get my own estimates and have the work done by contractors I choose and who will warranty the work to me versus letting them do it. If they've tried to cut corners already, they may do so again. Of course your other option is to back out of the contract if you are in the option period. If there is an obvious coverup you could ask them to pay for your inspection report, but again I think this is why you do an inspection. Unfortunately I think many homeowners just don't know enough to fill out the disclosure report accurately. It's not an itelligence issue, it's just a matter of not knowing or thinking about it. Most probably don't know the roof needs to be replaced for example. They're just never up on the roof and even if they were might not know a good roof from a bad one....."hey it's not leaking so it must be working" idea.... more
