I see your 63110 zip code. I watched that area go from warzone to utopia in 12 years. 3900, 4000 and 4100 Shenandoah especially. Magnolia has cleaned up. 4100 Shaw still needs a little work along with the intersection of Klemm and Russell. That is the going thing in the area. Converting the 4 units to 2 units and the 2 families to single families. There are some great conversions on Shaw. The 2300 block of Klemm and Lawrence had values skyrocket. I can go on and on about that area. If you have a good buy between Tower Grove, Magnolia, Grand and Shaw go for it. Recent there was a 4 fam in the 2300 block of Lawrence priced at $8x,xxx. That was a bargain.... more
