When putting values on ground there are several things you have to factor in. I have been a Deputy Property Tax Assessor for 8 years so that helps with values besides being a Broker/Owner, I have also subdivided ground into a subdivision. Some offices do offer free CMA's however, that is something we don't have time to do at our office, we are too busy taking care of committed clients. I have found most offices that do that are needing business. Like I said the value depends on different factors. The house condition, location and desirability makes a difference in value too. The expected life and the remaining life on the out buildings would help to determine their value, as well. The stocked pond adds value. If anyone gives you a value without looking at the property, I would be ware of ! No one could honestly put a value on ground or a house without seeing it first.
Remember, you get what you pay for! kind of like a BMW compared to a PT Cruiser! If you do decide to work with someone to find you the value, be sure they have a personality that you can get along with and are honest people.... more
