Interesting question, that poses several other questions and potential concerns. In a market that's pretty good right now, why would you consider renting this home? What are you going to do if you do rent it? If you're thinking of buying another home, can you cover two mortgages? Have you thought about the liabilities attached, especially with a pool? Will you be using a property management company, or are you going to manage it yourself, which isn't too difficult, but, does have it's own related issues.

Pros and cons to lease purchases (rent to own) typically, the buyer puts down a down payment and pays more monthly for the property, as a portion of the rent is going towards the purchase price. At the end of the lease agreement, the buyer does not have to go through with the purchase. The downside is if the buyer decides to walk away, he or she does not get any money back. The reason there are basements in the north is because of the freeze level. Up north the freeze level may go down over four feet. The foundation must go below that. So if the have to dig out that much, they may go a bit deeper and make basements or even rooms. In the Memphis area the freeze level is about 18 inches. So its not necessary to go that deep. Saves money and we get more housing above. Ask a home builder.

Collierville is a great family friendly area. Out near Shelby Drive, a new charming boutique, outdoor style mall went up which still houses many great restaurants and major anchor stores like Macy's and Dillard's. A new high school recently opened and the all the homes on Forest Hill Irene are custom, no cookie cutter subdivisions, sitting on 2 acre+ lots. The resale values in this area are horrible. Most of the homes south of Poplar are great homes but most realtors will suggest north of Poplar if you want to insure a strong resale.
The media draws a huge misconception about how much a buyer can truly by a home. I'm not saying it isn't possible, but you still have to be realistic. What was true for buying 6 months or a year ago has changed and will continue to change.
Every seller, builder or whoever has their own unique situations. Many give bonuses such as 7,000 towards closing and some may negotiate a price that would be a considerable good deal. Yet, the media exaggerates what can actually be done.
Most of my buyers lose the first two homes because of making very low offers and not taking the chance to consider the information I provide such as comparable home sales to come up with a offer that is within reason,backed by research and a good deal for the buyer while still being fair to the seller.
Like I said- I'm not saying you can't find a great deal, you just won't find a miracle deal.

I do not have any information about Regency Home Builders but I can offer some advice about the new home construction process. Your first step is to obtain a realtor to help and guide you in negotiations. This is a very important part of new construction the realtor should be a FULL TIME AGENT. Interview at least 3 agents and ask specific questions about how many new home construction projects they have been involved with, different types of contracts such as cost plus, build for fee, set price. Ask if they know what is a construction perm loan? The agent’s expertise in new construction should easily save you thousands of dollars during the process. Tell the agent you expect to visit the job site 12-15 times during the process of the build job and you expect them at all inspections, if they wavier don’t use that agent. You need representation at your visits because questions may be asked of you and change orders will be created without representation you could lose thousands of dollars. Hope this helps!! Also build an Energy Star Home it will easily pay back the additional cost of insulation, better hvac equipment & windows in less than 3 years. Cost to add Energy Star is less than 3% of the total cost of construction.... more

There are 18 condos in 38017 for sale in the MLS now. The average days they have been on the market is 142 so far.....but those aren't the ones that have sold!
There are two pending sale (both in Oaks). Average days they were on the market is 69 days.
There are 19 that have sold in the last year, ranging from 170K to 270K and were on the market an average of 139 days, one of which was on the market for only 8 days and another for 303 days.
Condition and location are key.

My team had a REO listing last year that had a $65K tax lien on it - gorgeous house, appraised @ $550k - listed at $350k. The bank had to fight it out with the IRS, even had to "reforeclose" on the property. After 18 months - 4 buyers who gave up, we finally closed. It was given to the new buyers each time though, if they wanted to relieve the tax burden............rightfully so, none of the buyers took that option up to clear the title.

You will find great day cares here, quick in and out! there is one at most area churches too. Day care that are just Mother's day out programs, but actually teach too ! I had a great experience with Germantown Baptist church , Central has a program too ( very close to the Fed ex site)

Your lender is not supposed to keep too much in the account....once there is an overage past the legal limit you will be issued an escrow refund. Just like if there is not enough after distribution you will get a notice of an escrow shortfall. The mortgage company, in the event of a shortfall, will pay the taxes and insurance and adjust your monthly payment to cover the expense.
Your insurance seems high. Look at adjusting your deductible to drop your premium. I carry a 2500.00 deductible and it reduced my premium by 50%. Do the math and see if it is worth it.... more
