Great question! Trouble is, there are so many variables, it's hard to answer it properly in the hypothetical, so my first answer is get a knowledgeable agent to help you figure it out.
Some things you'll need to consider would be how you stack up against your competition. If everyone is in the same age/condition, it won't matter as much so maybe you can offer to buy the new owner a home warranty (offer it now in the MLS--don't wait for an offer). If there are some active listings that have been remodeled and have new systems and new roof, you'll have to lower the price considerably to overcome the objections you'll hear about your "old systems". If your roof is causing the curb appeal to suffer a lot, I would really suggest you go forward and put the new roof on, if you can swing it. It seems that today's buyers don't want to look down the road and see ANYTHING in the future in terms of "must do's" which translates into no showings and no offers for the sellers--or very low offers (much lower than the cost of the repair/upgrade/new roof.)
As always, it's a package deal when you sell your house. Make sure you do it all: clean it to within an inch of it's life, declutter it and stage it properly, get higher wattage light bulbs, open the shades/drapery, put color in the front yard--you know the drill. It's not just the price that gets a house sold, though that's right up at the top. Price it right and....make sure you get the right Realtor with creativity, knowledge, enthusiasm and integrity. :)
