There is a lot of misconception that the "realtor" is in charge of what goes on with the sale of a house. The truth is that it is the SELLER who running the show. Other times, conditions are dictated by other factors.
In this case, I would guess that they are selling a house that would not meet FHA standards. Those standards tend to be a little stricter than standards for a conventional loan or a cash sale. They are warning people ahead of time that if you are bringing an FHA loan to this deal, it probably won't pass an FHA appraisal so don't waste your time or ours. Of course, with a cash sale, there would be even less requirements. The only requirement would be that you will take the property as is.
So, if you are planning on a FHA loan, you probably need to look at another house. Your agent should be able to help you find one you like just as much.

While agree with you that it is intrusive and a little ridiculous, it falls under the "Golden Rule" which is he who has the gold makes the rules.
The concern here (from the lender's perspective) is that your donor may be trying to engage in a straw buyer mortgage fraud based strategic default where the donor buys a new property under someone else's name (straw buyer) and then allows their current home to go into foreclosure because they are upside down.
I am not advocating or agreeing with what your lender is requiring but I'm hoping it will help you by knowing what the lender's motivation is.

SUGGESTION: You can request no showing during certain times of day, high traffic would be over weekends than during a business or schoo day.
Adjust your lifestyle work around showings perhaps No showing prior to 9 am no showing after 6 pm.
You want your home convenient for showings majority of day, at times we have buyers who can only look once that is it, you could miss out on a potential buyer.
Pets can be placed outside or in garage place a note on door where pets are located.
Most showings dont take but a few minutes step outside take a short walk return to home when agent leaves.
