I would think you would have to do a lot of leg work to get the numbers for the fsbo's by going to get county records for the fsbo's you know about. We have the MLS computer to use as a database but there is none for fsbo's. It's hard to convert a fsbo sometimes because they have an I Know More Than You attitude quite often and they really believe they will be able to sell it for more than you say it will sell for. Usually after a few months they are more eager to listen to what you are saying. An old trick was to write down the fsbos you saw on a card and revisit the list in a few months and then contact them about listing it. All the companies work together to sell the listings on the market. Each company would have to tell you what they offer buyers and sellers. Some of the companies only work as a transaction broker, therefore, they can only assist you and not advise you when buying or selling property. This might make a difference to you.... more
