Motivation could be all kinds of different things, wanting to move where its warmer, to a larger place a smaller place and so on..... who knows each sellers reasons are different, as are every buyers motivations why they want to buy and why this house and not another one etc. etc.
When a seller sits down with a Realtor and lists their home, they want to sell, will they get the price that they either want, need for the next purchase or for a million other reasons, but they do want to and are motivated
to some point, will they give their home away probably NOT....
Where do we find them, well it's not like finding mushrooms in the forest, that would not be too bad, but that is not how it works, we reconnect with former clients, recommendations from friends, family, business associates, and any and all other ways, as professionals we connect with the buying and selling public
in all kinds of venues, and each of us, connects in different ways...

You should have lots to look at...
Make sure you have your financials well sorted out, talk to a lender and then use an experienced buyers agent to work in your best interest and who will guide you through the entire process, there is lots to be careful and prudent about.
