The high 500's is going to be tough for a loan. But you have 6 months to repair it as much as possible. The lowest I've seen lenders take is 650 and that was with a healthy down payment. Now is one of the best times to buy in the Orlando area! Buyers are in the driver's seat! You can ask for the moon and stars, and in many cases you'll get them right now. Prices have dropped pretty dramatically. Homeowners are negotiable. Builders and developers are EXTREMELY negotiable!!! Legal issues really should be answered and /or addressed by LAWYERS. If your current landlord (in short-sale), wants 1 year's rent in advance- I would be concerned. Whatever the agreement is or should be... Make sure that it is in writing and reviewed by YOUR lawyer.

Lots of pros, no cons. If you are looking for downtown Winter Park (beautifull) its a little pricie, but the immediate outskirts are not. Location, location location.....Winter Springs is very nice and Casselberry has some fine areas too. But Winter Park is the place to be.

When looking at single family homes in Seminole County, it seems that all areas are on the same timeline. There are just some areas that are hit a little harder than others.
I would tend to agree with you, that we aren't yet at the bottom, but it seems as if we're nearing it, because sales are picking up, as well as pending sales. Only time will tell.
If you're trying to time the market, be careful, because even a 10% additional drop in prices will on average be offset by only a 1/2% increase in mortgage rates.... more
Well it depends on the homeowner/builder. Is this new construction or a resale? If it is new construction then the builders have to have certain hurdles to overcome to get FHA approval. Of which there are inspections to be done periodically during building and certain occupancy requirements to meet. If it is a resale then there are other requirements. FHA loans while the limits have been increased in many areas the restrictions have tightened up. So be patient and just communicate with you agent and lender.
