In my previous answer I didn't refer to what is becoming very popular with buyers and sellers alike - the FHA 203k mortgage loan. You sound like a good candidate for it depending on the home value you're considering.
This FHA loan opens up a world of homes that need remodeling that can be wrapped up into the mortgage. I'd be happy to sit down with you an review your situation. There are things that can be done, over a little time. Do you have any relatives such as parents that could help out financially? Are there issues on your credit report that were beyond your control? There are possiblities that most mortgage officers don't tell you about because it takes time and or much more work. Have you talked to any mortgage "brokers"? Do you have money for a down payment? It seems complex at first but a plan is possible that will result in you being able to buy a house.

Unfortunately in spite of your dogs sweet nature, the reason it is difficult to find a place is because both your dogs are on an insurance company list of agressive breed dogs, and almost all of them will either exclude animal bites, attacks, etc from the policy or they could even cancel the owners insurance if they find out about the dogs. Most landlords are just not willing to take that risk from their tenants so they don't rent to you.
If you have good credit you should consider the fact that you could actually buy a home with payments in the $700 a month range, then you won't ever have to worry about the issue again, since you are the one who would be assuming the risk for your dogs. Pam Keen Brantley... more
