I agree with Norma. There are many great agents in this area. Look at the recommendations on Trulia and other real estate websites. I would also look at the individual companies and the recommendations. It is very acceptable for a buyer or seller to interview an individual agent as well. Since January 2009 to April 22, 2009 in the NE FL MLS only 68 properties have sold. That translates to only 68 real live buyers have brought the keys to their new front doors in Ponte Vedra this year so far. There are 589 active single family homes for sale in Ponte Vedra (not including new builder homes in Nocatee). However, there is good news in that there are 40 pending sales (awaiting closing) on the MLS. The least expensive home sold for $110,000 on Vista Grande Drive in Ponte Vedra Landing, on the market for 17 days! The most expensive home sold for $4,400,000 on Ponte Vedra Blvd. 6200 sq feet on the ocean and was listed by Coldwell Banker Devonshire and sold by Ponte Vedra Club Realty. While I agree that Elizabeth Hudgins has been a big player in the Ponte Vedra Community for years, there is no one particular realtor dominating the Ponte Vedra Market in closed sales as of yet. There have been oneses and twoses by a number of realtors including myself. For the pending sales, there are 6 over $1,200,000 waiting to close and 21 under $400,000 waiting to close. Six are $400-500K and only 2 in the $500,000's, 3 in the $600,000 and 2 between $700 and 899,000. The average days on market (how long until the property sells) is anywhere from 150 to 230 days based on the area. So depending on what you think your home is worth (suggested retail price) and what a willing and able buyer will buy your house for (true market value), it all comes down to pricing it right and agressively having an outstanding marketing plan, and getting exposure for your property over the competition. For an update, Ocean Grande has had some recent activity as the market is picking up. A second floor 3/3 2036 sq ft condo had an initial list price of $555,000, the last list price was $498,000 and it sold for $445,000 on 7/18/2008 after 151 days on market. A ground floor unit, a 3/3 with 2236 sq ft. (previously the developers unit and never lived in) with waterviews and lots of upgrades was on the market for $635,000. After 209 days, it sold for $485,000 on 7/2/2008. There are currently 19 units for sale (less than 10% for the whole community which is about average). The lowest price for a 3/3 is $327,750 . The highest price is $ 875,000 for a 3/3 with 2239 sq ft located on the third floor and includes an incentive for purchasing with a Serenata Beach Club (ocean side) membership included (valued at around $8000+/- )The average days on market for all condos in St Johns County is running about 180 days. The Last List Price to Sale Price Ratio is averaging 90.8% overall. (From ST JOHNS CTY MLS REPORTS FOR JULY 2008). Ocean Grande is a beautiful condo community located in S Ponte Vedra across the street from the Serenata Beach Club. Many of the units are exceptional and have features desired by many including views of both the intracoastal waterway and the ocean.
