Yes it is safe. Crime is not really a problem in the area above Factory Shoals. Crime is much more of a problem in the area below Factory Shoals on or around Six Flags Drive.
I am a landlord & have 1 home in Mableton, not too far from where you are looking to buy. It is an older 4/2 partially renovated (not fancy - more plain vanilla) and has rented in the mid to upper $900 range fairly easily. There is demand in the $850 to $950 range for a 4/2. If you are looking to buy, I would encourage you to start now. A conventional purchase may not take too long, but if you fall in love with a short sale, you may be too late already.

As John correctly points out the two year window is a must for getting a loan approved post bankruptcy. But remember, just because you have waited two years does not mean you will automatically qualify for a home loan. Your credit must be 620 or better and you need to have the income and the down payment to qualify for the property you are interest in. One more thing, it is very important that you have paid your bills on time since the bankruptcy discharge. Any late payments showing up on your credit after the bankruptcy will further restrict your ability to buy.

In almost all situations a lease purchase is the real estate equivalent to a buy here/pay here car lot. I think Morgan may have understated it. I don't think that even 20% close. That means it is a very high likelihood that you will lose every penny that you put toward a potential purchase.
Rent until you are ready to buy. If you end up buying in 1-2 years prices will still be low. If you are actuallyready to buy then you can pick any house that meets your needs, you'll be able to negotiate more, and you'll have a much larger choice of homes to pick from.... more

If you are still looking in Austell, I advise you to see the properties first. I know for a fact that the homes on Egret Ct and Cypress Cove were hit by the flood and WILL be hit again. I know because I live off the same street. I saw the damage done, I could see homes under water from my back deck. I was not affected and not all houses in Austell were affected. Its a good area if you take the time too look.

Your best option if you want to buy and take advantage of low housing prices is just buy with cash. There are some great handy man specials out there in the area you are looking for where you could buy the house for under 50k.... more
Austell is a good place to rent out your home. There are many businesses nearby that have employees that are looking for places to live. As with any other rental situation, you have to carefully screen prospective tenants.... more
