Here all the fellow agents are right. The homes are SOLD "AS IS" and there is no seller's disclosure regarding condition of the property. So you should have an agent exclusively representing you who is experienced in distressed properties. Both of you have to walk in with eyes wide open. Write down all the flaws in the home and consider those while submitting an offer. Hire very good and experienced inspector. Hi, I actually listed a short sale once that had a tenant already living there. It was a mess for the Seller. He lost it in the end to foreclosure simply because it didn't show well with the tenants in there. Agents didn't want to show it either. So, lesson learned. Is the rental income worth losing the house to foreclosure. No!
