If a property is a short sale, the offer is first presented to the owners and once they agree to the offer, then the offer is presented to the bank. It's possible that the property owners had previously told the agent the minimum offer they would accept and to not present any offers below this threshold. They are both great places to call home. Murrells Inlet sits on the edges of Horry and Georgetown counties.
Is closer to the airport and shopping, also Huntington beach, a state park with a great beach. Waccamaw Hopsital is in Murrells Inlet. Marsh Walk with great entertainment and restaurants, marina's in the inlet and river are also in Murrells Inlet.
Pawleys Island is "Pawleys Island". It is in Georgeown Countyt. Many great communities, Marina's on the River (the Reserve and the Heritage both have marina's ) Some great resaturants, Pawleys Island Beach. Lithcfield also has a Pawleys Island address. North Litchfield has 13 public access to beachs and several comunities have beach access thru Lithcfield by the Sea.
You should be able to find what you are looking for in either Pawleys or Murrells Inlet.... more
A PUD is not the same as Detached with HPR. Each Subdivision is different and will require due diligence. An HPR is common with condos and townhomes where the land may be leased or owned by an entity and the improvement is owned by the resident. PUD's are subdivisions, generally, where the land and improvement is owned fee simple and the owner maintains the entire property. I suggest you Google "horizontal Property Regime) and click on the link that includes "definitions". This article may clear up your questions and concerns in more detail than I am briefly stating here. In the alternative, you may also consider consulting a real estate attorney.
Condo/townhome communities have insurance coverage which is most likely the blanket insurance which covers the exterior of the building. The owner is required to obtain insurance for the interior and contents of the unit. I believe it is an HO6 insurance policy. Your insurance agent is more qualified to discuss this with you.
