Well, I am a Realtor with my office is right outside the main gate of APCP and my future wife just bought the home she has been renting for the past few years......in the J section.......it's the best value for your money......I don't understand all the complaints about the community......the streets are clean......the residents mind their own business......there are rules......but most of them make sense....owners complain about the dues.....but it does include garbage pickup.....that would cost you about $600. a year, if you had to find your own refuse company.........I have had my office outside the community for 10 years.......years ago.....the police would be barreling down rt196 10 times a day, ...Now, if its once a week during business hours its a lot.....the best advise is to go see the community for yourself.....I believe , you'll be pleasantly surprised......and one last word on the subject........Most stories start from people who say THEY HEARD.......Well, I HEARD THEY WERE IDIOTS.....SHOULD I BELIEVE THAT.... more
It has been know to. The Poconos are far from a real estate recovery, and if you're talking about Tobyhanna where you are writing from, probably, but there are some pockets that are appreciating and some that are on the decline......But to answer your question......yes....it's possible... more

I'm hoping I understand this question right to give you a correct answer..... Pocono areas "main streets" or "downtowns" are the main part of town. Its where we would go to find mom and pop shops, restaurants, retail stores,, supermarkets etc. Its where we sometimes hold our parades during the holidays. In most towns this is where we would find our court house.
Poconos is not built up like parts of NY and NJ, and this is where the "hub bub" in the town would be.

I wouldn't categorize all of Tobyhanna as being "not desirable", there certainly are some developements where resale is tougher than others. If you are working with a REALTOR you could have them show you statistics for average days on market, list price & sold price and that should give you an idea of neighborhoods and areas of Tobyhanna that would make a better investment. For additional information you could start with stats & trends on trulia, contacting local police departments and of visiting certain areas of interest.
If there is a particular neighborhood in Tobyhanna that interests you, I would be happy to talk to you more about resale values and of course areas surrounding the Tobyhanna area.
