Price per square foot is not the best way to determine a home's value. For new construction the prices vary greatly, and it is really determined by the quality of the house. I would encourage you to look at your lease agreement with your tenant. Often times there is a clause that you have the right to show the property within 60-days of the end of the lease agreement. The amount of time to notify the current tenant is often 24 hours, however this may not be spelled out in the lease. You should speak with your current tenants to work out a suitable arrangement for showings, along with their promise to keep the home neat and clean for showings.
There is no bigger turn-off for prospective renters than a messy house... Offer your current tenants an incentive to keep the place clean and cooperate with showings. This will go a long way to attract new renters.

what good is the certificate? It proves nothing and is not worth what you pay for it- go through courses to learn and not to get a certificate. I have several but really no one has ever asked to see them nor have their hired me because I "have a certificate". I also have 16 years in the business,was a Charter Member of the Real Estate Staging Assoc, extensive experience, a warehouse of inventory and the equipment to move it. OK that helps!!
I am not a fan of the mentioned ASP program but there are many others that really help you to grow. I have Barbara's book too- just place value on learning, not certificates.... more
