Living on a private road in my opinion is an absolute privacy, Though it has the great advantage of living a peaceful and quiet life, the downside is you don't have the Town taking care of the road for you. The homeowners who use this road normally have an agreement in maintaining the road.... more
FSBO is the best way to go. Realestate agents are ok but they make their living off of your 3% or 6% commission. This is fine, but it is also legal and ethical to sell your house yourself. It is people like housepad who create bad names for owners. Avoid housepad.com at all costs. Betty L Spangler is a liar. If you try to contact anyone at housepad you will not get to talk to anyone. There is multiple BBB complaints on housepad. In my research I have also come to find out that there is repeat scams conducted by housepad and the State of PA is aware of them. Housepad is licensed to Ken Gehris and he will not respond to any calls. Apparently their real-estate license has been under review several times now for lying to customers. I also found out that the regional ethics board is familiar with the business because of unethical practices.... more
In my opinion, the price of certain mobile homes have risen because they are affordable. However, they are considered personal property, therefore there is no deed, you receive a bill of sale. Verify the information, but the last time I checked, you can not obtain a mortgage on a mobile home. When purchasing a mobile home, don't forget to check their policies regarding the terms of leasing the land and if they allow pets. Many mobile home parks are also 55+.... more
26 years. I was a professional oyster shucker( I worked at a seafood joint). My roomate came home driving a white cherokee jeep, given to him to drive by a large developer as part of his empolyment. He shared with me he was to drive around folks and he would be paid 600 every 2 weeks for doing so. I was driving my grandfathers car at the time and thought the ladys would love me driving that nice newer white cherokee jeep. I was increadibly aggressive in calling and making an appointment to meet the sales trainer because nothing was going to get in my way of obtaining my jeep.
I got the job and the jeep. I was the best at showing people around the development. I was unfortunately not good at selling. After 8 months of not selling anything, my friend that worked with me said, "I know why you arent selling anything" I asked why? "It is because you arent asking anyone to buy anything". After I started to use just simple closing techniques at the end of my tour, I sold 8 properties the next month then ulitimately I sold the entire development for 25 Million. Plus, that seafood joint I used to work at...I have it listed now for sale. Life is fun.... more

Most of the banks will not mortgage a mobil home. You can speak with a mortgage broker and they can help you find alternative financing for this type of purchase. There are investors who will finance this type of purchase but the interest rates are higher because of the risk.... more
