Practice and law seem to be two different items, depending upon the Realtor.
Before you see a property with a Realtor, they should be asking you to sign an Agency Disclosure Statement immediately...that states whom they represent.
If you are up to making an offer, you should be signing a Property Condition Disclosure Statement for the buyer so you know your rights if the seller does not provide full property condition disclosure.
If the house was built prior to 1978, you should be signing a Lead Disclosure.
If you want your offer accepted, be ready with a FULL Pre-Approval that is conditioned only on appraisal and contract...that will make you as close to a cash buyer as possible. This is not state mandated, it is just well-advised.... more
